Boral Underlayment & Deck Repair: The Ventura Owner’s Guide
Boral underlayment and deck repair in Ventura typically runs $450 to $1,800 installed, depending on how much of the underlayment has failed and whether the deck itself needs patching or full replacement. We stock Boral-compatible underlayment and deck repair materials on our trucks, so most jobs are completed in a single visit. Most homeowners discover the problem the hard way: a leak shows up on the ceiling after a heavy rain, or a roof inspection flags soft spots where the underlayment has broken down beneath the tiles.
Boral’s concrete and composite tile systems rely on the underlayment doing the real waterproofing work. The tile sheds water, but the underlayment is what keeps your Ventura home dry. When it fails, water gets through to the deck, and then you’re looking at plywood rot, mold, and structural repairs that cost far more than catching the underlayment early. Erik Lindgren has walked plenty of Ventura homeowners through this exact scenario, including a Midtown craftsman last year where the underlayment had been failing quietly for a decade before anyone noticed.
Which Boral Models This Applies To
Boral roof systems in Ventura fall into a few broad categories: the concrete tile lines (like Boral’s Villa, Veranda, and Cortona series), the steel tile products, and the newer composite stone-coated steel profiles. Underlayment compatibility doesn’t change much across these lines. Boral specifies a minimum underlayment rating for their tile systems, and most Ventura homes we service use either a peel-and-stick modified bitumen system or a synthetic high-temperature underlayment rated for the heat that concrete tiles trap against the deck.
The compatibility gotcha most owners miss: Boral tile installations require an underlayment rated for continuous temperatures above what standard asphalt felt can handle. In Ventura’s summer heat, concrete tiles absorb and radiate heat downward, which cooks cheap underlayment until it becomes brittle. We see old #30 felt that’s turned to cardboard on tile roofs all over town. If your underlayment was installed before 2010, there’s a good chance it was never rated for Boral’s thermal requirements. We match the replacement to Boral’s current spec, not just whatever was there before.
Birchbark Roofing Ventura is an independent roofing contractor and is not affiliated with Boral. We install Boral-compatible underlayment and deck repair materials that meet or exceed the manufacturer’s specifications, alongside quality equivalents from GAF, Owens Corning, and CertainTeed for certain applications.

Signs Your Boral Underlayment & Deck Repair Is Failing
- Ceiling stains or drips after rain. This is the symptom that gets the phone call. By the time water reaches your ceiling, it’s already traveled through the tile, the failed underlayment, and a rotted section of deck. The leak you see is downstream from the actual breach.
- Visible cracks or curling in the underlayment at roof edges. Walk around your home and look up at the eave line. If you can see underlayment peeling away from the fascia or curling at the edges, that’s active failure. Underlayment should never be visible on a properly installed Boral roof.
- Soft spots or springy decking when walking the roof. If you hear creaking or feel give underfoot during a roof inspection or gutter cleaning, the deck plywood has absorbed moisture. In Ventura’s marine layer climate, wood rot progresses slowly but relentlessly once it starts.
- Granule-heavy runoff or brittle underlayment visible in the attic. Go into your attic on a dry day and look up. If the underside of your roof deck shows dark staining, or you can see underlayment that flakes when touched, that’s material breakdown. Ventura’s salt air accelerates this near the coast.
- Tile slippage or cracking in one concentrated area. When underlayment fails, the fasteners holding Boral tiles lose their grip. A few cracked or shifted tiles in one spot often means the deck beneath is compromised, not just the tiles themselves.

AfterReplacement Cost & What’s Included
Most Boral underlayment and deck repairs in Ventura fall between $450 and $1,800 installed. Smaller jobs, like a single valley or a 10-square-foot section of underlayment replacement with minor deck patching, run on the lower end. Full roof section underlayment replacement with significant plywood replacement and tile re-installation lands at the higher end. Every job gets a written price before we start. You’ll see the exact number in dollars, with parts and labor separated, and that number doesn’t change unless we find something unexpected and you approve the change first.
What’s included on every Boral repair we do in Ventura: matching the underlayment to Boral’s current specification, replacing any rotted deck sections, re-bedding and re-fastening the tiles we remove, and a clean-up photo before we leave. Our 365-Day Done Right Promise covers the work for a full year. If the repair doesn’t hold, we make it right at no charge.
DIY or Call Us?
There’s a safe middle ground here. You can absolutely inspect your attic for water staining, check roof edges for visible underlayment breakdown, and keep an eye on ceiling stains after storms. Those are safe, useful checks that help us diagnose faster.
What you shouldn’t do is pull up Boral tiles yourself to peek underneath. Boral tile systems are heavy, and walking a tile roof without knowing the load points can crack good tiles and turn a $600 repair into a $3,000 one. Plus, working under the tile layer means you’re working on a roof surface where one wrong step sends you sliding. Underlayment replacement requires tile removal, proper underlayment installation, and correct re-fastening. That’s roofers’ work. Call (350) 240-5534 and we’ll come out, inspect, and give you a written scope of work before anything gets touched.
FAQs
Quality underlayment installed to Boral spec should last 20 to 30 years in Ventura’s climate, though marine layer humidity and salt air near the coast can shorten that toward the 20-year end. Older asphalt felt underlayments often fail in half that time. If you’re seeing symptoms before year 15, the underlayment was likely under-spec for the tile system.
Yes, in most cases we can repair the failed section rather than replacing the entire underlayment, as long as the surrounding material still has life left in it. Isolated failures around valleys, penetrations, or roof-to-wall transitions are common repair targets. If the underlayment is failing across multiple areas, replacement becomes the honest recommendation. Call (350) 240-5534 and we’ll tell you which situation you’re in.
Most Ventura repairs take one to two days, depending on how much tile needs to be removed and reset. A small underlayment patch with minor deck repair is usually done in a day. We protect the worksite the whole time, shoe covers at the door, drop cloths through the hallway, debris cleared and photographed before we leave.
Yes, our trucks carry Boral-compatible underlayment, deck plywood, fasteners, and tile repair materials so most Ventura jobs are completed in a single visit. For unusual Boral profiles or colors, we source from local Ventura suppliers, usually within two to three days.
